How to Handle The Punch List

Last week, we discussed the idea that a custom home is an opportunity for your home to conform to you versus the other way around. This week, we're looking at the very end of a project and specifically, the punch list.


The Punch List

In the heat of a construction project, lists abound. Every project has them. As the team's work winds down and the subcontractor work is becoming complete, a new phase begins that is often represented by a new list of what needs to be done to complete the project and pass inspection. This is the punch list and it's an important resource for builders and homeowners.

The term punch list probably comes from the tradition of punching holes in the margin of a document to denote completion. Today, the list is often in a notebook at the job site.

From fixing drywall dings to installing appliances, the punch list is often the go-to source of everything that must be done. By focusing on the list and collaborating with the team, you can help finish the project on a good note.

You and the Punch List

Every builder handles the process differently and there are a few things to keep in mind:

  • When the punch list is done, the team will prepare to move to another project. Once that happens, it can be difficult to get them back. For this reason, make sure the punch list contains everything you'd like done.
  • The punch list is primarily for the builder. It contains items that don't necessarily require your awareness or approval.
  • You can (and should) play a part in building the list. As you walk through the nearly completed home, go through every room and look for anything that's out of place, needs improvement, etc. Review the plans. Check every switch and outlet, open every door and window and look over all your finishes. Ask questions. Make sure your notes are communicated clearly.
  • Carry a roll of gentle painter's tape and use bits of tape to mark anything you see. This tape was used to mark a gash in the drywall that happened during construction. These visual reminders are helpful for everyone.

Specification Matters

The punch list phase is usually focused on completing the home as specified in the plans. Resist the temptation to add new items that are not in the plans. The time for these decisions has passed. Adding them at the end may be possible, but will come with costs, added time, and possibly frustration. Talk to your builder about what you'd like to do.

The punch list phase comes with excitement and anxiety. You may be so ready to move in that you're willing to leave some things for later. Please think twice. It's not uncommon for a homeowner to say they'll finish that last bit of trim after they move in, and then never get to it. While the team is on-site, get as much done as possible.
