Last week, we discussed trends in Lumber Prices and Housing Starts. This week, I'm writing to share a way to learn from the on-site work of home inspectors.


Learning from Home Inspectors

Professional home inspectors see a lot of homes. They visually inspect homes to look for any problems with the construction or components. This kind of inspection is related to both new construction and real estate transactions. When a home is purchased, an inspection is typically performed so that problems and potential problems are discovered and communicated.

Today, a number of home inspectors are sharing their work in social media. A friend recently shared a couple of accounts to follow and I've found them fascinating. Why? Because they have a front row seat to the reality of home construction. They see it all and share their analysis of what's incorrect and why it matters.

A couple of accounts I follow on Instagram both happen to be in Texas. They are:

Gold Start Inspections - Trey Hill is an inspector who highlights the problems he sees and is known for explaining the issue and why "that ain't right". Trey often focuses on the home's structure and construction issues.

Texas Edge Inspect - Matt Brading is known for taking short videos of the issues he finds and reminding the viewer, "It's not supposed to do that". Matt's focus is more on interior home components.

What You Can Do

You'll have a GC who works to ensure that your home's construction is done properly. However, homes are complicated and issues can sometimes be missed or fall through the cracks. As a homeowner, you can play a role in identifying those that may need attention. They could be doors that don't latch properly, a leaky sink, or missing insulation. To be productive, you'll want to respect the team's time and communicate primarily with the GC. Ask questions and build your understanding. As a team, you can be sure it's complete and correct.
